Water Leaks

Water leaks come in all types and sizes. If the leak is major or in an exposed pipe or fitting, it’s pretty obvious that you have a leak. But smaller water pipe leaks can remain hidden under the floor slab or within walls. Outdoors you may notice a wet area, or unusually greener or taller grass. If it’s a sewer line leak there’s likely to be a pretty noticeable smell. Indoors you may notice damp areas or perhaps mold, surface discoloration, or musty odors. If it’s a hot-water leak you may notice a warm spot. Or there might be nothing visible at all. You might hear dripping or hissing, or have no clue other than an unexplained increase in your water bill.
It’s important to detect a leak as soon as possible, particularly when it comes to hidden leaks inside walls, above ceilings, and below concrete slab floors. Water and even excess moisture will over time lead to damage, sometimes even extensive and expensive to repair structural damage. Problems include mold (that is a health hazard in addition to being unsightly) and drywall damage as well as wood splitting, warping, or rotting. A slab leak can cause sufficient erosion under the concrete floor that the building settles unevenly, leading to cracks in the floor, walls, and even ceiling.

For mid-to large-sized leaks you can do a quick check yourself. First, turn off everything that might use water. Don’t forget things like refrigerator ice makers and appliances and water softeners on timers. Write down the reading on your gas meter, then wait a few hours and see if it has changed. If it has, you clearly have a detected leak.
But that’s not a particularly sensitive mean of leak detection. One type uses electromagnetic effects to detect the presence of water, and is especially useful for locating under-slab leaks as well as sewer and supply water pipe leaks outdoors. We also make use of infrared thermal imaging technology. These special digital cameras show live pictures that illustrate even tiny differences in temperatures. Hot-water leaks show up bright and clear, and the images are so sensitive that we can even identify damp insulation inside walls. If needed, we have even more tools in our arsenal.
Accurate water leak location is important in saving you money. Without them a plumber will likely have to make several holes in the wall or floor before discovering the precise location of the leak. That means extra repair work after the water pipe is repaired, and that can be very expensive (not to mention disruptive) it that involves breaking through concrete for slab leak repair.
